This is not a B & B nor a Guest House, but a mere sublet pursuant to art. 53 del Codice del Turismo D.Lgs n° 79/2011.

A contract of a transitory nature is drawn up, and it is called 'Contratto Weekend' prepared by the Legal Department of Confedilizia. Being shorter than 30 days the contract is not subject to registration.
                                                                            CONTRACT OF LEASE WEEKEND (1-7 days)

1) With this contract, Mr. .................., lessor, born in ............, the ........., ................. domiciled in, away ............. No . ....., Cod. fisc. ............., Lease to Mr. ....................., conductor, born in .............., ............. the resident by birth to ............., on ...... ............, n. ....., Cod. fisc. ...................., Identity document ............................................., the property in ..................., via .................. No . ....., Land registry ............................................................ compound .... rooms, parking, kitchen fully furnished, with fridge and washing machine, etcetera.

2) The above property is leased exclusively to meet the housing needs of a transitory nature from ............ to ..........., having the conductor said to want to use it as a secondary residence for weekends and then for tourist purposes (Article . 1, paragraph 2, letter. c) of law 431/98).

3) The parties acknowledge that the landlord has determined to enter into this agreement because the tenant has expressly excluded any other destination other than the leased property.
In particular, the conductor will conduct expressly exclude leases the property permanently for reasons of work or study.

4) Given its nature, this agreement will cease at the end of the booking, meaning the canceled from now on that date.

5) The total rental fee is set at € .........................

6) The tenant shall pay into the hands of the lessor, receiver and quietanzante, the sum of ...................., as a lump sum for utilities (electricity, water, gas, telephone).

7) The lessor don't provide of meals and beverages, services monitoring, storage and cleaning of the premises.

8) protesting disputes or disagreements between the parties, as well as to the interpretation or application of this contract, each party must apply to the competent local association affiliated to Confedilizia groped for an amicable settlement before resorting to the judicial authorities.

9) Any dispute concerning the execution of this contract is agreed between the parties the exclusive jurisdiction of La Spezia (Italy).

10) The parties mutually agree that, to the extent not provided, this agreement is governed exclusively by the provisions of the Civil Code, in the case of lease entered into to meet the housing needs established for the purposes of tourism.

11) Any amendment to this contract can not take place, and can not be proven, except by written instrument.

12) The landlord and the tenant shall allow each other to divulge their personal details in relation to obligations associated with the lease contract (Legislative Decree 30 June 2003, n. 196).
